Exceptional Lakefront Building Lot - Scenic Shores Phase 1 Rare opportunity to own approximately 2.87 acres of exceptional lakefront property in the prestigious Scenic Shores Phase 1 subdivision. This remarkable property offers approximately 860 to 1000 +/- feet of lake frontage per survey, including approximately 360 to 415 +/- feet of reinforced shoreline, with breathtaking mountain views and deep-water, year-round access to Douglas Lake. With extensive shoreline improvements, established utilities, and significant site preparation already completed, this property offers an exceptional setting for your dream lakefront home. Extensive Shoreline Improvements: The property has undergone substantial improvements designed to enhance the usability of the shoreline and building site. The shoreline has been stabilized and reinforced, with improvements engineered and permitted as required. The owner has invested in the construction of a substantial Stone Strong retaining wall system, constructed with the involvement of engineers and contractors. The retaining wall extends around the lower portion of the property, creating a more gradual slope to the usable waterfront area. A commercial-grade safety fence has also been installed along the top of the retaining wall. The retaining wall is both functional and aesthetically appealing, providing access along the shoreline and around a large, expansive point. The improvements also create the potential for a level backyard and a lakefront home with a walkout basement, while taking full advantage of the property's lake and mountain views. The 1007 foot elevation line has been marked & identified on the property. Shoreline and Lot improvements above and below this elevation were engineered, approved, and permitted as required. An existing road constructed above the 1007-foot elevation provides convenient access along the shoreline and leads to a large, circular point. The combination of the road, retaining wall, and shoreline improvements provides an exceptional opportunity to create a spacious lakefront residence with a walkout basement, level outdoor living area, and spectacular views. Building Site & Utilities: The property has already been cleared, and temporary water and electricity are currently in place, helping provide a head start on the building process. Perk testing has been completed at both the upper and lower portions of the property, with each location approved for a 3-bedroom septic system. All utilities are underground and include: Natural gas Utility water Cable Telephone Internet Scenic Shores Phase 1 also features curbed and paved streets. Lake Access & Dock Potential: A TVA permit was previously approved for a large private dock, including provisions for a water pump for irrigation and electricity. The existing permit is not transferable to a new owner. The new owner would need to submit a new application to TVA and pay any applicable fees to have the prior approval considered, subject to TVA review and any current requirements. For buyers who prefer not to pursue a private dock, the community boat slip is conveniently located within walking distance of the property. Your Dream Lakefront Property Awaits: With approximately 2.87 acres, extensive shoreline improvements, substantial lake frontage, deep-water access, established utilities, completed septic testing, convenient shoreline access, and breathtaking Douglas Lake and Mountain Views, this is a rare opportunity to create a truly exceptional lakefront retreat.
